Ibadan-based lawyer, Abidoye, lists important documents in buying property

Ibadan – A legal practitioner, Abidoye Fatai Idowu, Esq, has warned people to be wary of fraudulent dealers when buying landed property or Buildings by insisting on proper documentation.

Speaking on the real estate show produced by Metropolitan Ideas, The Landlords, on Beat FM Ibadan, Abidoye said every potential buyer must be ready to do due diligence by conducting what is known as a ‘Search’ at the Ministry of lands.

According to him, a building must have documents showing the owner’s title, a building plan, a survey plan, a deed of assignment, a certificate of occupancy by the state government stating the years of occupation to assure the buyer; and the Certified True Copy.

Abidoye further listed other documents including a power of attorney from the agent, if the owner is late, and the letter of administration stating the relationship between the seller and the deceased, in the case of the owner dying intestate, as well as the purchase receipt stating clearly the amount paid.

He warned that at no point should a buyer take any property on face value as it is possible for a person to be in possession of all these documents and not be the rightful owner of the property.
